What Are The Best Ways To Build A Buyers List with $10,000

Hello,

I have $10,000 for marketing. I want to wholesale deals to investors.

I may decide to get a real estate license and just act as a buyers agent but I am still undecided but I only want to deal with investors.

I do know that either way, my key is building a buyers list.

What are some of the marketing tactics I should use to get investors and build my buyers list to find deals for.

Like I said before, I have $10,000 and I am looking to make this a serious full-time business.

I know someone who is selling their investor list. I’m not sure if it’s been sold yet, but I’ll find out. Most likely it has but I’ll ask.

Other than that. The best thing to do is consistent marketing. It’s nice that you have a lot of money to spend, but overall consistency is the key. You have to keep the momentum going.

Make all your ads to target investors. you can build a decent size investor list for up to $200 bucks a month. Depending on your budget. Of course the more the merrier. Don’t blow your money! lol

The only way to build your investor list is by marketing and networking. Make sure to maintain a rapport with your investors, always!

I would stick with a basic classified ad with a driver to a website where investors can have a low resistance point of contact with you. But there are some other awesome strategies to find the best buyers without spending a penny on advertising. If I told you I would have to kill you though

Right now I’m in the process of developing a system for all of my marketing to run smoothly. I’m also heavily studying the works of some direct marketing gurus and marketing/advertising books.

I’m just trying to soak up all of the knowledge I can because I will be launching this business in the near future. And I just really can not wait to get things started, I’m so excited about this and really ready to get to work.

What do you guys think about maybe testing a few ads in maybe 2 popular real estate newsletters? Any idea where to find some great real estate newsletters for advertising oppertunities?

I use the internet to generate motivated buyer and motivated seller leads. Think of the internet like your market place. Post advertisements on the internet in your local area, much like you would do bandit signs on the streets. Don’t just stick to craigslist. You can have 9/10 organic listings on the 1st page of Google all which will create leads for you.

You don’t need money to build a buyer’s list. Get a box of very simple, but professional business cards. You can get them from vistaprint.com for about $30. Then start by posting “investors wanted” ads in every free website you can, like craigslist, backpage, kijiji, olx, myspace, facebook, etc. Attend every free networking event possible, such as investment clubs, chambers of commerce, etc. Attend sheriff sale auctions. Give your card to every person you meet. Collect the name, email, and phone number of every person you meet, and who responds to your ads. Keep your contacts in a spreadsheet. Then when you start getting properties under contract, send everyone an email all at once to notify them of your latest deal. Don’t waste money buying a list. Save that cash to use as proof of funds when you make your offers :smile
