Hey, I see good investment properties all the time in the sunday paper but I was wondering if anyone has a good technique or script they use that would intrest the seller more as far as allowing a wholeseller to get them under contract?
Best way is to have motivated sellers calling you either from ads or bandit signs or word of mouth. If you chase deals then find the reason the seller is selling. The motivations is the key. If it is a rehabber who has bought and fixed it up they will not be very flexible. Look for divorces, foreclosures, REOs, tax sales etc where you may be able to find some equity in the deal. I personally hate canned scripts except the Dale Carnage line “if I could show you a way to … would you…”
I know where to find deals…Im talking about what do you say to the sellers that will make them want to let you wholesale the contract vs just finding a straight buyer
