Website Recommendations?

Do you have any recommendations for reputable websites that provide up-to-date preforeclosure info? I am beginning to network so I can check with locals. My courhouse system is tough, no list and not online. Courthouse and recorder’s office bulletin board postings are sporadic. There don’t seem to be many in the paper. Where are they hiding???

Also, any ideas for doing my own affordable and again, reputable title searches?

If you belong to a reia, ask around, find out what vendors are doing it.

And if you don’t belong to a club, Google foreclosures. In my experience, few criteria are a must for pre-foreclosure lists / info / company:

1. Fresh Listings. That is a must. Period. I will look for a company that updates at most weekly with “instant” being the ideal (daily is ok too).

2. Easy Downloads. Company must allow to download listings (Excel or comma-delimited format) for pre-foreclosures and auctions, so that you can analyze the data and, of course, send targeted direct mailings.

3. Local. This, in my opinion, has a lot of wieght and that is why I chose a local list provider since they care much more about your business than any national company that claims “they have all states and counties covered” ::slight_smile:

4. Easy to use site. This is a big one for me personally. I hate sites that are difficult to navigate or transact business with. I have little time to try and figure out how to do things on the site and if I can’t find wht I’m looking for within 2 minutes, I am gone. So, when you sign up, make sure that the you can use the site effectevely and without frustration.

I wonder why the clerks are giving you hard time. These information is public. If its not available online, it should be available in their own database. Speak with clerk’s supervisor if nessecary

Up-to-date AND preforeclosure site do not go together.

Most websites post old MLS listings, and can be months outdated even from the MLS.

I am an RE agent and do list some REOs and once had a person call me approx 6 months after the house CLOSED and they had just gotten an email from one of the foreclosure sites about this REO listing.

I agree with going to local REI clubs. The old addage is to learn from one’s mistakes. If you go to REI clubs you can learn from the mistakes of others and not have to make them yourself.

I disagree. While some (most?) sites offer stale listings, I know of a couple that is up-to-date that are local to Massachusetts. Half the time the foreclosure notices are posted on the site weeks before they appear on the registry’s websites. No, it is not an exaggeration.

To me, aggregated information in this form on a weekly basis is definately worth some $50 a month. Otherwise, I have to drive to different registries myself, try to talk to clerks, and then spend several hours entering data to compile the lists myself? Um, no thanks!

I know there is a website for MD and VA investors → pre4closurelist.com, his guys are in the courthouses at least twice a week.

ForeclosureS.com has a pretty good database and claims to be current even listing homeowners who have been late on their house payment on more than 2 occasions for 2 months in a row for $49.95 per mo.

Unfortunately they don’t list pre-foreclosures in my county, only REO properties. But they have thousands of counties listed and growing all the time.

And they have a free 7 day trial so if doesn’t fit your parameters by then you can cancel and won’t be charged.
