Website for conducting your own comps

If anyone is interested, i have found a free website for conducting comps and property information, its awesome. I will not post it here, dont want to break any rules. I have no ties to this site, i just found it today.

Also, speaking of websites, are there any wholesalers out there who have sites built, I’m particularly looking in NC and VA. I’m looking for wholesale properties, .65 cents on the dollar(based on A.R.V) Thanks all

Well since i officially have permission from the moderator, www.zillow.com This site appears to be free, i have yet to see them try to charge anything, and seems to be pretty accurate in comparision to some of my realtors comps. Kind of hard to comp rural areas though, or newer developments. Some of you i am sure already know about it, but i am sure some of you like me would love the information. Thanks all and goodluck

Thanks, but zillow isn’t really good for comps. Tey usually give the tax value. You can go to www.domania.com and do a value chek, they give you actual home sales. It is just not always on the mark (meaning they don’t have all recent home sales listed).

you can also use bankofamerica website www.bankofamerica.com under mortgage section they give “free” home value comps and also you can use Ditech.com they give free home values also

Yeah BOA and DiTech have them but the problem with them is they don’t have a really good database. It is usually hit or miss with them.

Zillow is good for comps if you go a bit further and look at the recent sales.

I was looking at a little trailer for $53,000 (you own property too) and Zillow said it was worth $109,000. I got excited until I went to the recent sales - the most recent was $51,000.

End of story. :cry:

There were a few reviews on Zillow.com. Basically it depended on the area you were in, they had some good data in some areas and bad data in others. Around here they’re not that good. There’s no way they can see the insides of the house and without that, it’s really had to tell what a house is worth because it’s also based on condition. Around here, lots of people do work without permits so there’s no real records of what improvements/upgrades people have done with their house.
