We Take Over House Payments?

Everybody I talk to is upside down on their house! So I refer them to either a referral for a short sale or I offer to rent their house to allow them to get out for awhile to catch up and breath a little better. What else can I offer or do to profit from these calls. I’m new to all this(started by marketing rentals for Investment properties). Sometimes I come across some one who owes a little then the value but those are far and few .
