I am not attacking you in any way shape or form. I am just referring to you using the Merriam-Webster definition of what you are. The same as if I called you a homo-sapien or a citizen of the planet earth. I’m sorry that you find that offensive but the truth is the truth.

Unless it was the word “supreme” that offended you. if that is the case then please accept my most sincere apology and I will only refer to you “hypocrite” from here on out.

Well Chris, I know that you already understand this issue, but I’ll spell it out for you again. I am against all government handouts and am actually working to put a stop to them, through my political activities (which are extensive). Some of my tenants are on Section 8 and I am against the government giving those handouts to the tenants. I not only do not support the government giving handouts, I won’t now, nor have I ever taken any government handouts. If I did that, I would be a hypocrite, WHICH I AM NOT. I provide housing to the tenants and they use THEIR GOVERNMENT HANDOUT to pay the rent. You see, the difference between my tenants (who receive handouts) and me (I don’t take handouts) is that I provide a service to the government and am therefore compensated for that service. My Section 8 tenants, by contrast, do NOTHING for their handout. Hope that you now understand the difference and I accept your apology.

BTW Mike, don’t kid yourself. You have 100% control on whether or not you accept section 8 tenants. So regardless of whether or not you agree with government hand out money, it indirectly flows into your pocket and feeds your family.

It doesn’t matter what rationalization one makes out of all this. All you need to do is trace where the money is going and it will tell you the story.

I am a hypocrite too.

I am against government handouts. But if one of my tenants has difficulty paying me rent and goes on welfare to pay it, I’ll be smiling all the way to the bank.

No, wrong again FDJake. I’m not upset about anything, however I would expect a moderator to follow the forum rules. You’ll note that I don’t expect that of you, which is exactly why you were banned before and I’m sure that at some point you will be again. However, next time, I certainly will not advocate to let you come back. Furthermore, there is no comparison between slinging PERSONAL insults at forum members and making comments about public figures. One is acceptable and the other is not. Actually, that is not correct, especially if you consider all handouts as opposed to just Section 8. If I didn’t take anyone that took government handouts, I would be out of business. In the rental business, a high percentage of the tenants receive some sort of handout, either Section 8, SSDI (the new welfare), welfare, unending unemployment benefits, food stamps, other types of rent/deposit assistance, free air conditioners, free cellphones, PIPP, etc, etc, etc. Furthermore, I would go so far as to say that very few businesses could survive if they didn’t take customers with government subsidies. Doctors, groceries, pharma, retailers, utilities, and just about every other business has a significant percentage of customers that receive handouts. You’ll note that these businesses taking these subsidies does not mean that these business owners approve of the handouts or that they are hypocrites - that is the very dismal reality that our socialist government has forced on us.

This government handout business only happens in low income areas. It was your choice to buy property in low income areas and provide a service (as you put it) for those living in low income areas. The choice is always up to you, don’t try and blame the government for having to accept section 8.

I’m not against what you’re doing at all. I’d fill up the entire building with section 8 if I had properties in low income areas.

I have 44 rental units in my long term hold portfolio and out of all of those I have only one Section 8 tenant and I inherited her after purchasing the building four years ago. So yes you can choose whether or not you accept Section 8 tenants. I have people call me asking if I accept it and I simply replay no. Mike, you do receive those checks directly from the government agency, not the tenant. It It is a subsidy paid directly to you. Unlike SSI which they still would have use those funds to pay you with cash funds and/or a personal check. I agree with you A LOT but on this one you are kinda being a hypocrite as I easily survive without accepting section 8 tenants. It simply is not worth the headache to me.

Furthermore, as I said, that is only ONE in a long list of entitlements that I don’t agree with. This is not the deadbeat’s fault - it is the fault of our socialist government who have encouraged this entitlement state over decades.

Mike I can’t control whether a tenant wants to use funds via SSI to pay me their monthly rent. I am not involved in the disbursement of those funds. I CAN control whether I choose to accept a Section 8 subsidy from the government. If I do I must comply with their standards and my rentals must conform to their standards. Mine would easily comply but I don’t allow section 8 tenants and the tenant pool is still adequate to keep my vacancy below 6%.

Sure the funds would still go to someone else but at least I hold true to my principles of limited big government because I don’t benefit from it.

Although I am much closer to you on the political spectrum than I probably am with Chris or Jake, they indeed have successfully painted you as a hypocrite with regards to this topic. You are an enabler of the section 8 practice if you choose to accept the subsidy for the payment of rent.

However, a while ago I watched a TV show with Warren Buffett and Bill Gates speaking to a group of MBA candidates in an auditorium at a college. It was at the time when all those FDIC billboards with Suze Orman were up to promote confidence in the banking system. Buffett and Gates spoke about how good the future was going to be for the students. It sounded like a pep talk. Their explanation for the credit crises was vastly incomplete and they vaguely talked about energy as being an economic driver. They weren’t very convincing to someone looking for supporting facts or details of an economic recovery. What I found strange is that in the video, Buffett goes on the record for saying Paul Krugman’s forecast for the economy is wrong. Even though Krugman said the bubble was about to burst, he did so months, if not, years after most Austrian Theory economists had. Neither billionaire Warren Buffett or Keynesian economist, Paul Krugman were on the list of people with the foresight to see this crises coming.
At the beginning of the year Paul Krugman said that the US needs to create 300,000 new jobs per month for a recovery to be sustained. And, now Krugman thinks we are headed into depression if we don’t increase stimulus spending. It’s going to be interesting to see who is correct.
