WAR ZONE SUB2

Good afternoon everyone,

                      Somehow Ive created a situation for myself that I can't seem to get around. After reading through numerous books, researching the web and spending an enormous amount of time on this forum i started my marketing a while back. First off, MUCH THANKS! to you all as your suggestions have given me an incredible response to my letters and have given me an edge when on the phone with HO's. BUT.......... I'm getting alot of warzone properties.

I know the first thing people are going to say is “change your marketing” and that is a good idea, BUT at the same time most the preforclosures in the city of Buffalo are IN the city of buffalo which is more or less a war-zone within inself. I personally grew up what would be classified as the “ghetto, hood,etc.” or whatever you want to call it and am not intimitated by the areas, but i know others are. Which leads me to the main question…

IS THERE A CERTAIN TECHNIQUE THAT IS USED FOR WAR-ZONE PROPERTIES? By this is mean either initial steps (ex: sub2, buy/hold, rehab, etc.) or certain management steps that you VETS use to successfully obtain/maintain these sorts of properties? I look forward to hearing your ideas. Thanks again.

If you are in war zone… stay behind the enemy line. People want a safe environment to live and raise thier family. If crime rate is high more than likely your property value will, be low.The cancer has to stop bleeding before the cure. Stay out of the war zone. I hope this help.
