Wanted to know everyone's thoughts on a forclosure site I came across

Hi Everybody,
This is my first real question to the group. I am a newbie shore sale investor. I have yet to begin. :frowning: That being said, I have bought a number of courses and read books to understand pre forclosure and short sales. I came across a site called: Foreclosures.com. It seems pretty straightforward with a 7 day trial period. Wanted to know what the group thougt on it. Not trying to start a flame thread. But are there any really good sites out ther? Realty trac was sugggested but shot down. I do have access to my local county records onlines, just didnt want to spend all my time researcghing before going out.

going out and door knocking.

I do preforeclosures.

  1. I never look at the house before I talk to the homeowner. I want to know if there is any equity. The general condition of the house. The ammout past due. What they think the house is worth. And how the homeowner sees the foreclosure being resolved. Do they want to keep the house? Do they just want to get out and save their credit. Do they want some money. What lead to their getting behind. And most important HOW MOTIVATED ARE THEY.

  2. If it looks like there might be a deal there I go see the home owner.
    This is when you look over the house and the neighborhood.

  3. If you come to an agreement, write it up and get it signed with a contengency on a clean title search.

  4. I rarely drive around looking for houses. The secret is to get them to call you. And that’s where marketing and advertising come in. Everything depends on it. It’s the best use of your time.

  5. When I was starting out I spent the vast majority of my time getting the advertising and marketing going with the object to get phone to start ringing.

We got off the point. I wanted to know about a website, any thoughts on it? That was my original question.

I tried them, but they didn’t have much in the preforeclosure area.

I just use the local paper’s web site and check every day to see if there are any new trustees sales notices. They are on the website the same day they come out in the paper. I then get a phone number for the homeowner, or at least for the address, that way I know if the owner lives in the property. I fthe ower lives there, I start a mailing immediately. If the owner doesn’t live there I call the present occupant and get the owers phone number and address. Sometimes there is no phone number for the address. and so on.

Thanks for the feedback. Guess I’ll do it the old fashineoned way since my county is computerized!!!

I have heard those kind of sites have old info usually 7-10 days or more.

So if you rely on those for your leads, the people that are getting the info straight from the courthouse are ahead of you by at least a week.
