want to learn

??? Hello, I"m trying to get into investing I’ve looked to carlton sheets program. The problem I’m having is with cash and credit right now we are check to check I was told by a mentor with the program to build a team then never heard from them again. My question is I want to start flipping property and keeping them how can i get started with this. I have a serious passion about this but don’t know how to start I can across a property but didn’t have the capital.

  1. Join your Local REI Club to network and find who and what you need.

  2. Learn from this and other sites, there is alot of “free” advice and info
    no need to buy some program, imho, atleast not right now.

3)Make sure you follow through with 1 and 2

I have learnt there is always a way, the only thing that can stop you is fear and doubts, the key word is “creative”

To start you can bird dog or wholesale, no money needed there, or credit,plus you learn alot doing so for other investors.

You can also bring in a partner for the credit or cash, you manage the deal but they are going to want to feel safe with you using their money, know what you are doing first.

There are many ways to get where you want to go, dont give up, network
and learn all you can, this site is great for starters.

If you want to bird dog, learn as much as you can here and other rei sites, join a club (look to left of this site under resources for clubs) and also call any of the “we buy house signs” and “we buy houses” ads in the paper, and then start finding the properties.

There are also e books you can buy listed on this site in “product catalog” some are purely devoted to bird dogging, they helped me big time.

It isnt easy, when I started I went out thinking I would find a ton of houses a week a get rich quick, alot of people are doing rei now, but there is still money to be made and finding the homes is the first and sometimes hardest phase of the process.

Best advice I ever was given was “look for distressed homeowners, not homes”

Sounds stupid…but once I understood what this meant I started finding people.

Not to say driving around looking for beat up homes is a waste but that is only 1 way of locating…lot to learn…so start there…learn…learn…learn

Find out what the rent payments are, get some info on what repairs are needed. Call the “we buy houses” people.
