WAMU short sale

Help,
I live by a couple properties that I’m pretty sure WAMU has the first mortgages on and they are both abandoned. I don’t know why but WAMU doesn’t do anything; no foreclosure, nothing. I got ahold of someone from WAMU eight months ago and we talked briefly about a deal, and then they said they were going to foreclose - but have done nothing. On the other property, WAMU started to forclose 2 years ago, then withdrew the complaint one month later and has done nothing since.

Does anyone know:

  1. Why they would just sit on these for years?
  2. Will WAMU sell an assignment of the loans so I can foreclose? Is this a form of short sale?
  3. Who can I contact at WAMU to initiate this. My other contact refuses to respond to any of my calls or emails.

are the previous owners in a bankruptcy? many times if the owner files for bankruptcy they wrap the house into the bankruptcy which binds the hands of the bank.

Or, go to the county office and find out if there are any IRS or State or local tax liens against the property.

My guess also is bankruptcy.
