Utah Hard Money

I have a home under contract for 144k, it needs 35k in repairs, ARV is 245-265k. It needs to close by Oct. 17th, I am doing the final inspection tomoorw. Any thoughts? Any Hard Money Lenders willing to look at this.

The home was built in 1961, split entry, 5 bed, 3 bath, 2 fam. room, 2 fireplace, 2 car garage, .25 acre and no back yard neighbors.

This home is in a very desired neighbrhood, truly the bad apple on the block.

I have done 4 rehabs so far this year and 9 last year. I have the expierence and know the market pretty well. Although, it is somewhat scary with today’s market.


Why do you want to use hard money? Time, easy qualifications, lack of other lenders…?

There are several lenders that may be able to help but more info is needed.
