trust and chain of title question

when you have a seller deed his/her house into a trust, is the
investor the trustee?the seller is the beneficiary?

also, what trust documents are recorded?

Are we talking Title Holding Trust here? Need more details on what you are trying to accomplish. The only document that is recorded would be the deed passing title to the trustee or trust, depending on the type of trust. Actual trust documents are never recorded.

In Louisiana we must use a grantor or living trust to take title. I want
to use the trust to avoid breaking the chain of title in order to sell a house quickly and not have to deal with seasoning issues.

I think you answered my question, when you indicated that only the document that deeds the house into the trust needs to be recorded.

I think you are talking about the
Warranty Deed to trustee which is recorded.
The trust that is associated with it is not.recorded
You can also create an affidavit of trust to cya.

THe warranty deed to trusteee is good in most states except California and Maryladn to my knowledge. IF you have a certain gurus cds/forms from Jacksonville. Listen to the cd on land trusts.
