transfering the deed

I live in Upstate N.Y. and I am a newbie at this. I was wondering if a home owner or commercial property owner could put myself only on the deed, which would be secured by note to obtain finance within six months,or revert back to the owners name. I would then refinance the property, my concern is the DOS would this raised a red flag immediatly. Or other problems.

It sounds like you are talking about buying the property subject to any existing mortgages. The people who sell in these case aren’t interested in getting the property back. They are so desperate to get rid of the property that they are selling behind the lender’s back.
