just curiuos what people do to protect themselves, do you guys get phase Ia work done?
please don’t tell me you guys are getting I+II done… that would suck
isn’t htere some kind of protection against toxic liability for homeowners that there isn’t for commercial prop owners?

To develop raw land you may need an environmental study done. If there isn’t a problem- you can build. If there is a problem- you have to fix it before you build. Provided there isn’t an old rusted fuel tank buried in the backyard.
You don’t need any testing done because there has already been one in most cases.
If your buying industrial, agricultural, raw land, or some other type of property with a buried storage tank (gas station), or toxic waste disposal then you will need testing done.
alright cool, I was reading about this in a book, and it wasn’t clear whether or not it was a commercial concern or a residential concern.
