Tom Butler Short Sales

Hello everyone, im new to the short sale concept, and find it to be a great way to earn a living, i have read several books on the subject, and have read up on loss mitigation as well, i have read Tom Butlers " SHORT SALE MAGIC " and was contacted by someone from his office, they asked me if i was interested in being " COACHED ", and of course i am interested, but before i dive into this, i wanted to get some feedback from you guys first, are these guys on the level? are they reputable? and has anyone worked with them? im in Pennsylvania and im not sure if they changed any short sale laws, please help.

How is the coaching being done exactly? In person or over the phone?

We run an education program in the central NJ area. Depending on what one signs up for, we will go out with our students and help them lock up 2 deals. We will even give them a deal after 6 months if no success.

Education is great and really valuable, just make sure its education done in a way where it matches your type of learning style.

hello, and thank you for responding, i believe the coaching is done over the phone, what scares me is, i believe they use land trusts, and from reading the posts on REI, thats no good anymore, they speak on the " OPTION TO BUY " concept, of which i dont know how it works, im a licensed RE agent here in Pa. looking to incorporate my foreclosure business to work with my RE agency, keeping the spread, and my commission, you guys are closer, we should talk. my name is wayne and i would be happy to speak with you

Land trusts never were of any real use, they were just the lazy man’s way of not doing due diligence.

Option to purchase is just that, you reserve the option until such time as it suits you, you would usually use it for a rehab when you don’t have the money available to purchase, so you take out an option, which allows you to insure the property while you work on it, then exercise the option when the work’s done and you have a buyer.
