THEY WERE FORCED TO DO IT!!! In HOOCH’s world all this is considered BIG GOVERMENT infringing on peoples rights…In the REAL WORLD people don;t watch their kids, so we have CHILD PROOF CAPS on bottles, we have CAR SEATS because people let their kids ride in the rear window shelf of cars…People like HOOCH say…“I rode up there and I’m still alive” Yea…but the other few THOUSAND kids who DIED from riding up there would STILL be alive TOO if they had been in a car seat.

We legislate for MORONS…Not for Noble Prize winners.

The one thing I fear is they start taxing the rich 60–70%. No matter what regulations they put on anybody, im confident I can adapt and still make money(even if the regulations are STUPID). I see the war on the rich happening. If your rich, your a SELFISH GREEDY A$$ in the eyes of most people, and DESERVE to get pounded with taxes. This above all is what frightens me, because I plan to be wealthy.

Yes, the worse the economy gets the better it gets for me. I closed on another duplex yesterday. Bought Via the Hooch Method so my mortgage will be paid for in 5 years. But I am an American FIRST and I DONT wish the country to go to SH*T for my financial benefit like you do!

I called my senators to complain about the Cap bill. I found out that the part about retrofitting existing homes when you sell them is a hoax, it only applies to new construction. So we don’t have to worry about that.

What specifically? I buy primarily multifamily “junker” homes. All in low income areas. Some in war zones, some in regular blue collar areas. Started out doing flips back before flips were popular and found that I just bought myself a job. So I decided to become an investor - buy and hold. One of my friends is a multimillionaire in the 800-900 million dollar range. The guy is insanely rich. My parents went on a cruise with him and his wife. He got in a fight with his wife and had a helicopter come and pick him up! That kind of money.

He owned a magazine which he sold to another which gave him seed money to buy a bunch of houses. I have seed money from a number of other non real estate related companies that I own and that is how I got my start and ability to buy for cash and get fantastic “Hooch” deals without banks getting their cuts. Years ago he told me his strategy and I have been following it since. He explained the benefits of buying and holding against the disadvantages of flipping. He is well out of the standard rental business now. He started with multifamilies which he hated. He then did the apartment complex thing. He had big ones. Those 300-400 unit ones. He hated that so he got into commercial real estate building strip malls. Now big real malls. He loves the business property because a great deal of the repairs are on the tenants and for the most part tenants stay for very long periods of time and pay their rent.

The thing that scares me about large commercial properties is when they move out you are royally screwed. Especially if it is not a mall and just one massive warehouse and all of the eggs are in one basket. I have another friend that owns the Ingersoll Rand VA building. He collects $25,000 a month from them for rent. The economy has hurt them and they are relocating their entire company out of the United States. He now has the entire mortgage payment to pay himself!!! Talk about some serious risk in those gigantic warehouse buildings! Too much for me. I take highly educated risks. So highly educated that you could consider them not to be “risks”. My gut tells me NOT to buy those types of properties.

As far as my investments go…

I started out in construction…Building EVERYTHING…Concrete forms, Framing, finish, kitchens, worked for DRY VIT for a few years, worked on commercial projects, worked on a few cross bay bridges too…

I started flipping houses and kept a few that would make some money/month.

I HATED every SECOND of being a land lord…HATED IT…Sold some of my rentals and built a self storage warehouse…I LOVE THAT BUSINESS.
I got in early and established a few really good locations near a large lake. In the summer people store their snow mobiles, in the winter they store their ski boats. All these items are BIG $$$$ so almost NO ONE wants them AUCTIONED if they don’t pay (just typing that makes me happy)

From there I built a few commercial/industrial buildings that trades people occupy. I get a 4% annual increase in their lease (unless they notify my IN WRITING 30 days before the lease renews (they never remember) and life is GREAT…No crazy tenants, no pit bulls, no drug dealers.

I still flip houses because I really enjoy it…I love the HUNT…I buy 'em with CASH at big discounts and roll those profits into a few stocks and LAND!!!

In my opinion LAND is absolutely ON SALE in this country now. I buy from distressed sellers and just SIT on it. In todays world it LITERALLY is BETTER than money in the bank. When things turn around 5 to 10 years from now…I’ll build that land out.

Here’s what I love about flipping homes…I was in the used car business for years. Made good money…BUT…I’d sell a $5000 car to someone and 3 months later the transmission would go and they’d be back. I always treated my customers well and would NEVER do nothing. I had really good connections in all the best repair shops and would get their car fixed at my discount and just ask them to split the repair costs with me. I’d also GIVE them a free loaner while their car was repaired. They ALL went away happy and would send others in for cars…The POINT of this long story is…

THAT NEVER HAPPENS WITH HOUSES!!! It blows my mind…I sell someone a $125,000 house and the day after the closing, the water heater goes…THEY DON’T CALL ME!!! EVER!!!

The last 5 deals I did where all single family homes that I found through digging and other “secret sauce” methods (don’t ask cause I ain’t tellin’)
They all came DIRECTLY from the owner to me…NO REALTOR…2 were wholesaled and the other 3 were light rehabs. ALL SOLD!!!

The BEAUTY of Real Estate investing is it’s versatility…Hooch does it his way and is successful. I do it another way and have had success. There’s an @ss for every seat out there…You just have to finds yours!

But I can’t let the Conservative narrow mind-set just be constantly thrown out there with hardly a rebuttal. It sets my teeth on edge to hear the Conservatives patting each other on the back like the whole world is in agreement. It isn’t. That’s why a non-conservative got elected President, hello, and also the majority in Congress and the Senate.

Conservatives just happen to be a majority on these boards. Sometimes I visualize the far-right landlords here as wearing black capes, twirling their mustaches with one hand, while they growl, “But you MUST pay the rent!” like in an old 30’s cartoon. While Lil’ Nell wrings her hands, tears falling. Her sick mother abed behind her.

But we’re all in the same game in one way or another. I enjoy learning from you all, and we could probably have great arguments and conversations over a pitcher of beer.
