To Buy or Not to Buy....

Have a question about buying Manufactured Homes…

I live in Tucson AZ and it seems we are one of the capitals for Manufactured Homes. How are they for rental property?

There are areas that don’t just have “Trailer Parks” but full on Trailer neighborhoods that spread over full sections.

My real question is if it is worth investing in Manufactured homes? I hear that they depreciate more then appreciate. Is there a rule of thumb like only buy anything less then 10 years old or the magic year where standards came into play so I wouldn’t want to buy a “trailer” built in 1978 but I could buy a “manufactured home” built in the ealry 90’s?

Tucson is a place where actual homes may be a little limited but I see Manufactured homes that are only 3 - 6 years old in the outskirts going very inexpensively (with a acre of land)

I would have to agree with REO. Make sure that you crunch the #'s, then do it again and if they look good. Do the deal.
