Do investors typically need title searches? I was thinking about starting a business doing this because I have 10 years attorney-side real estate title experience, including writing and issuing title reports, policies and title accounting.
Is this a necessary endeavor?

Here is what I heard, I was not there contrary to popular belief, but I believe it.
There were actually 11 commandments and one of them was:
Thou shalt always get a title search as part of thou’s due diligence or face the firey pits of liens and encumbrances.

Thank you for responding and how well I know. I’ve seen it happen. The lenders who sell the properties could care less whether or not the investor or 3rd party purchaser knows the condition of title. A sale’s a sale.
I know I can save people a lot of headaches down the road in their investor marketing.
