What should investors look for when choosing a title agency to work with?
An investor friendly title insurance company, meaning:
- accepts simultaneous closings/flips;
- has experience in dealing with judgments, liens and lenders for HUD revisions;
- provides “Binder Policy,” which charges only the difference between the purchase price and the sale price in flip sales, not 2 whole separate policies;
- provides title letter reports to their client investors free of charge or at very low cost and very fast turnaround.

Also ask the number of years the company has been in business, just to check on it’s credibility. In addition select the one that protect you against erroneous legal descriptions.
