Is this no longer allowed? I’ve tried 7 different title co’s in Plano and they all same the same things - that they aren’t allowed to do double closings due to a state regulation/law change?
I also asked them for lists (NOD and probate) and they said due to regulation: P53 title co’s are no longer allowed by law to give out this list info?
Some would do double closing if the second closing happens the following day. I use LandAmerica Lawyers Title in San Antonio, you may want to check them in Dallas.
As far as lists goes, yes you cannot get it from title companies in Texas.
Remember that each office may have their own policy so if one turns you down, call the next. Don’t use the term “double closing”, instead use “simultaneous closing.” Double closing term scares the underwriters.
Thanks fadi! I spoke with them and they were very helpful. They do handle double closings as well as other types of creative financing. They seemed by far the most knowledgeable/helpful out of all the title co’s I talked to. It’s weird how they said they do double closings (even same day), but other co’s said there’s a law against it. I wonder if they’re just uneducated/misinformed…
I don’t know if there is a law or not, I know the note buyers and title company I talked to said they would do it, but they would make the closing last till the second day to make it come out on different days.
They may also combine the two contracts into one and make it an assignment with you not showing on the deed. Again, varies by office/officer.
