Tips on Storage Units?

I’ve come across a storage unit deal outside of Austin that looks decent at first glance. Though I have some knowledge of what to look for in commercial deals like apartments, storage units are new to me.

Can anyone share some things to look for as I assess this? What cap rate should I expect to pay? Price per unit? Any management issues I should look out for? Environmental issues? If you’ve had experience with storage, I’d love to hear about it.
