Timing a Lease Option

Hello everyone, I am new to this board, and first just let me say that I am so impressed with how supportive everyone is in this community!

I am a new investor and am ready to play the Lease Option game. I’ve done my homework and understand fully how they work, however, my last obstacle is figuring out how to purchase a good investment property (below market value) and get a Lease Option tenant into the property immediately.

Does anyone have any suggestions as to how to get a motivated seller and a lease option tenant together at the same time so that I don’t lose money with a vacant property?

Find a good working class town, close to or has ez public transportation access to work.

Not a rich area, where people has $ to purchase houses.

Find areas that rental units are very limited. but a large pool of tenants that are looking to rent with sub par credit score.
