Is it a good investment at $30K? I heard there are a LOT of foreclosure in Vallejo: can I trust Zillow or Yahoo Real Estates estimates?

Where do you get $30k from, as this homes 2006 property taxes were $1,735, the 2007 property taxes were $1,735, the 2008 property taxes were $3,719, the 2009 property taxes were $1,972 and the 2010 property taxes were $1,972 and it appears the 2011 property taxes will follow 2009 and 2010 and stay at about $1,972.
The total for the last 6 years was $13,105? Even compounding interest on each tax amount for five years would not amount to $30k, and my data source shows taxes on this property paid for 2006 - 2009!
The 2010 property taxes have not been paid and $2,136.54 is now due! It is being secured by a lien against the property but will not be auctioned this year as I believe in California you can go up to 3 years in the rears before a property is siezed and sold for taxes, but this is a far cry from $30k? 2011 property taxes are not due on the property until 12/10/2011 and currently the 2010 taxes are only 150 days past due!
My source tells me this may be a lender that went under and there impound account for PITI (Taxes & Insurance) may be in limbo and it may not be the property owners fault at all!
This is obviously not a tax deed property!!!
However, if your going to bid on legitimate tax deed or tax certificate properties you need a realtor to run comps on every property you think you will bid on!

No? How did you find the lien against this property and the unpaid taxes?

This is absolutely the wierdest thing, the county tax records only show the 2010 lien with everything else showing paid!
I spoke to a broker friend in Sacramento last night who said there had been some smaller banks that have been folded and because of this payments from impound accounts have been delayed!
It is 5 years of missed taxes in California before a property is siezed and sold for past taxes, not 3 as I indicated by memory!
