They're coming!

I’m quite amazed at how may folks have come to me recently (at church of all places) after mentioning to a few friends that I’m “looking for some good houses to buy.” After a second, I found myself fishing for information kind of hap-hazardly in no kind of order. I felt really dumb and got nowhere other than learning they had a 3/2/2 and asking for this price.

Help!! Could any of the experienced posters offer me their typical linep of questions you ask when someone calls you…about selling their house? I haven’t even started actively marketing with signs/ads, yet I’m having folks come to me! Excited, yes, but I have a ways to go in terms of learning all the right questions so I can move things along…

I have to think all of you have a certain “flow” as to how you get the necessary information.

Again, I appreciate all your nuggets.

There are people that want to sell a house…

And people who “WANT” to sell a house…

You need only talk to the latter…

Motivated Sellers…

So, your talking to someone… and they… You buy houses…??

And you say… yes…

And then they say… I have one for sale…

Tell me about it?

yada, yada… The flowers, 3 Trees… new wallpaper…

What are you trying to accomplish… ??

Our house going into foreclosure… Were gettin’ a divorce… We lost our job…

Your listening for motivation… If no motivation…

If motivation… find out the numbers… and pull out a tool from your Creative Real Estate Toolbelt… and get something where you make some money and solve their problem…

Great advice. I would like to add that you should be yourself and be nice. Find out the numbers and all the info you need in a normal conversation style. Do not try to be fake or have a memorized canned set of questions. You are looking for motivated sellers with equity. Listen to everyone and be nice but do not waste a whole lot of time where you know they are asking full price and do not need to sell. Lines like gee wow we might sell if we got this amount are not motivated sellers very often. It is great that you are getting a lot of conversation and now just try to pinpoint the sellers who have to sell
