It should be stated in the contract up-front that they have X amount of days to be out because you’ll have inspectors coming through, contractors at all hours, your partner, agents etc…etc and they don’t want to be in the middle of all that. Create a chaotic visual so the homeowner has more of an urgency to exit stage left.
Tell them you’ll help them find another place, arrange and pay for the moving truck, maybe pay for the storage unit for X months and buy the pizza if they are out by X date and leave the house in broom clean condition as -is and give them some $ to get a fresh start, generally $2500-$5000+ depending on how well you negotiated with the lender.
Don’t be one of those investors that makes $50k on a short sale and stiffs the homeowner and they leave with nothing but the shirt on their back. Give them something to help them get a fresh, clean start on their life.
Always keep in mind everything is negotiable with the homeowner. They might want more money, or less money and just more hands on guidance on what to do, where to go, what are our options…etc. If you take the time to help the less fortunate you’ll reap the benefits more than you’ll ever imagine.
Strive to be a full-service investor and you’ll stand apart from all the other competitors and you’ll have more leads than you know what to do with.
