Texas mobile home retail license help

Considering doing some MH’s.

Is it better to get the retail license or sell MH’s without the land by lease options in TX? It seems like quite a bit of work to get the license, money in fees and increased liability. Also because of the MH being like cars, is it legal to use L/O contracts where is is questionable to do L/O on stick built homes?

I have many questions, anyone that could help I would appreciate it.
