Terrible Response from Bandit Signs

I put out 40 bandit signs this past Friday night. Which was also the night before halloween.

And so far every voicemail I’ve received has been from a code enforcement officer from 5 of the 8 towns I put them in. I’m very surprised that not a single seller has called and left a voicemail.

My signs are the simple “We Buy Houses” and the phone number. This is my first time ever using bandit signs and I’m confused. Shouldn’t I have received at least 1 phone call from a seller out of 40 signs.

Has anybody else had a terrible response rate from bandit signs? What did you do to change it?

No wonder code enforcement got on you. Putting out 40 was overkill especially if they were all concentrated in a close area. People who look at signs close together consider it eye noise more so then marketing even if they have a house problem. Try 25 signs per weekend spaced out Put them at intersections and stop signs. Also, what colors are you using for your signs? That also plays a huge part in your response rate. Another thing, are your signs printed or handwritten? You want to stay below the radar of code enforcement. If you aren’t be ghetto with how you are putting out signs, the worse CE will do is just take them up. You want your signs to be noticeable not an eye sore.

I have used the white 12x18 with the blue template that just says “We Buy Houses” and my phone number, I didn’t get a very good response rate at all. I decided to create my own sign, I used the yellow background, 18x24 and all my sign said was "I Will Buy Your House and my phone # and I have been getting an average of 1 call for every sign I put out.

Hey Brian, I’m from Baltimore. How many signs do you put out on a weekend? I normally do 20 to 25 depending on how lazy I get when Friday night comes around. :biggrin My signs are blue on white white.

I’m in Carroll Co. The hardest thing about signs is putting them out. I’m noticing signs for different types of services everywhere and they stay up forever. I put out 50 about 2 weeks ago and Im still getting calls from them. Im getting ready to order another 100 signs. I think Im getting so many calls around here because there’s no competition, also, a huge buyers market. I’m actually looking for lease options and Sub 2’s and of course wholesale deals, however, wholesaling is more challenging here in Carroll Co.

I put out printed “we buy houses” yellow corrugated plastic signs on 18x24. I use a black marker to write in my telephone number. I will try the handwritten “i will buy your house” next weekend to see if increases the response rate. Thanks for your feedback.

If you got calls from code enforcement in 5 towns, when the signs were up over the weekend, you could be facing some serious fines. I suggest that you find a different way to advertise in those towns.

The fines are not my concern. I’m making money already. Fines are just another expense in this business.

Are you serious? This is an international site. How would one poster in one town possibly take over everyones corner?

Especially when the OP didn’t even name the town or state he or she is in. The OP is just looking for a solution to his problem.

That is so ironic. I live in Finksburg and I have seen your signs several times. I was wondering if you had any success. Did you put your signs up at the Gateway shopping center? I have quite a few signs, but I put them up in Baltimore as I dont really do business in the city I live in. Glad you have had success.

Please keep me in mind for any leads you get… I have a decent buyers list.

Hey Koehler, I’m from Baltimore. I put out 25 signs Friday night on the west side.

The lack of competition you have brain could be because of investors have been told
not to use bandits signs which in turn left you the whole candy store to yourself. In Baltimore, I have competetion, but it isn’t saturated competition which is good. I hope newbie investors and wholesalers continue to listen to other telling them not to use bandits signs, it just means more motivated sellers looking at my signs in BMORE! :beer

Are you doing short sales? What is the situation of most of the potential sellers that are calling you? Do you farm out your “upside down” leads?

You think you had it bad! I partnered with another investor who put up close to $500 for $250 signs and I put them out. I also put them out in November and got hardly anything from 250!! signs. The signs looked like this :

I will admit that this was probably not the best sign to use. It had too much text which made the sign look small and not stand out. I feel bad for the guy who paid for them but I was the one in the freezing night putting them out, maybe he had it best. Now I am doing less signs and keeping it simple.
