Termite Inspection

Hey folks:

Does anyone know if the seller or buyer is responsible for the termite inspection in PA? I am doing a sale without realtor and the buyer is stating that his bank is requiring me (the seller) to obtain the termite certificate. It seems unlikely that the bank would require anything of me.

Usually the buyer gets the report done. Of course everything is negotiable. If the inspection does show a problem the seller is the one that has to pay for the mitigation of the problem. The termite inspection should only run about 75-100 bucks max. Make sure the PCO is PA licensed and insured. DO NOT allow a home inspector to do it. They usually do not have enough experience to find a problem if one exists. Also since the PCO wants to get additional work there is more incentive for the Pest Control Operator to do a thorough inspection.
