Tenant Trashed the Place, New Carpet?

Hello everyone,
I have a tenant for only 6 months that just moved out. Carpet cleaners called and let me know that there’s no point in cleaning the carpets, she trashed them. Brand new house too!

Any advise on who to contact to re-carpet? I’m in another state and can only rely on handymen or Home Depot… I need cheap because I don’t think I want another tenant trashing a good carpet again!

About how much do you think it should cost for a 750 sq. ft. area?

Is there any way to recoup the costs? I only had $800 in security deposit…

Check the yellow pages for carpet companys. They are a dime a dozen and you can get bids. If you are out of state I would probably go with a better known company to do the job.

750 sq ft would depend on what kind of carpet y ou get. You could go real cheap for probably around $600-800 is my guess.

Recoup the costs? You would have to take her to court and for that small amount it probably wouldn’t be worth it. Of course, her security deposit is now yours…

Neversaynever,Where is this house?We have a carpet business.Here in Maryland it would cost around $1,162 for 83yds.Around $7.00 carpet,$3.00 pad,$4.00 a yrd to install. You might be able to find someone over the internet or get the phone number to Lowe’s/Homedepot in that area and see if they have installers or recommend any.I hope this helps!!!Michele

Wow, thanks guys. I actually called Home Depot and they quoted me $1800 !! Including padding and installation.

I am thinking of perhaps just tiling the living/dining room (for future bad tenants…) and carpeting the bedrooms. The place is in Florida I wish it were in Md. and then I would call you!!

Stay away from Home Depot. Call someone like Empire Carpets and they’ll come out to the home with samples and do it right there. They’re always having some kind of a huge sale so look for the right opportunity. Good luck.

Do you have a company in your area called ProSource. They have wholesale deals and great installers. That’s where we buy ours for customs and others. They have all qualities and prices. I wouldn’t use HD unless its for a small job you can lay yourself.
