tenant keeps dishes in room

so we rented out a room to this guy we did our research on him and he appears to be the perfect tenant but he like to keep the dishes,cups,forks bowls in his room and they are our dishes and he doesn’t wash them right away call it lazy or what ever. but this is becoming really concerning and to us a health and sanitary issue. we spoken to hi several times and its like it goes in one ear out the other. he signed a month to month lease and for the most part is the perfect tenant
but we can not let this continue as for sanitary reason and we cant even use our own dishes. we are thinking of writing a written notice to him certified mail. before we give him 30 day notice to leave

OK, so you’re kidding right? He’s the perfect tenant, except he stores his unwashed dishes in his room?

Who’s fault is that? You’re the landlord. He’s the tenant. Tenant’s consume things. Landlords invest in things.

So, you “invest” in some more dishes, that only you have access/permission to use, and you let him use your old crap.

Meantime, evidently, you can’t arrange to pick up his dishes from his room and wash them yourself? You would rather just evict him?

And evidently, you can’t just go buy some extra dishes that are just for you, and separate them, and let the tenant go without dishes, until he decides to wash some of his own first? Really?

Just make arrangements to retrieve and wash the stupid dishes, and/or buy some new stuff for yourself, and call it a day.

ok so apparrently tenants can keep dishes in the room without washing them and you don’t find anything wrong with that. sanitary and health ring a bell? We wouldn’t mind if it he brought dishes with him but those are ours. 2nd we are left with no dishes/forks/spoons for us to eat with. maybe some people like to buy extra dishes for tenants but its a health and sanitary reason not to mention with food on plates in a room eventually can lead to ants or dreaded mice.

(we never had mice or rats either)

Obviously, you didn’t read my post, and just need a ‘problem’ to rehearse with your husband regarding your sloppy tenant.

I get it.

Good luck with your next tenant, who doesn’t put his clothes away, eats all your food, steals little things here and there, and then skips owing rent.

That slob who wouldn’t wash dishes, sure seems like he was from the glory days, now huh?

Or just go wash the dishes, and raise the rent to cover the extra effort. Or have a meltdown. Whatever works.
