Tax sales

Hi,
Really cool site!!! just getting started in Indiana looking for advice plan to attend first tax sale auction. I need to know what to watch out for before I purchase a property and would like to hear all info on purchasing property in Indiana from someone experienced or learning maybe we can learn together

where are you located in Indy?,

If you plan on buying at the tax sale, make sure you check the title prior to the sale at the recorders office and also make sure you’re not buying a 2nd or 3rd mortgage. The sheriff sale list comes out every month, buy it and do you research before the sale because title insurance is not available on these properties, also keep in mind that you will be responsible for evictions of homeowners if the property is still occupied. Its a good idea to try and build rapport with the homeowner before the sale. I have numerous homeowners call me trying to save their home after they get a notice of sale.

I’m in Indy, I thought the title was free and clear at a tax sale. I know there are a few things to look up did not realize that there could be a mortgage attached.

tax sales do not wipe out IRS liens (for example); most other stuff (loans, etc) are flushed out.

as mentioned title insurance can be a big problem if you are biuying to resell in the near future.
