Tax lien certificates

I have tried for 2 years to pick up some tax lien certificates in arizona. I am trying to find great tips on how to win at least ONE! Anyone have any suggestions?

are you trying to buy them during the auction or afterwards? I used to buy them after the auction, naturally the best ones are gone by the time I look them over. but you find some gems.:slight_smile: For example if you are in maricopa, you can by a cd with the most current tax liens that they have left over.

I ahve tried to buy them both ways. I was involved in the auction for mohave and yavapai counties, but found that the winners were those that bid as low as 1%! I have been looking at them as a way to gather interest income, and not win the lien with only 1% return. Any insight as to why someone would buy the lien for such a low percentage?

most the time your 1% buyers are big companies that come in buy big bulk amounts of them for investments…now you on the other hand should wait till auctions are over get ahold of the office find out whats left that didnt sell get your self a list and then you can buy at whatever rate it starts at

Have you purchased certificates after the sale has been completed? If so, what period of time have you held the certs until they were redeemed, if at all by the owner? I am trying to determine if the books and info that I have studied are all hype or if these are truly woth my time and effort to pursue.
