Who here invests in these? I attended a Ted Thomas seminar (for free) yesterday, and this avenue of investing seems a little too good to be true. I would like to hear both good and bad experiences you may have had investing in tax liens / deeds.
Nobody here has received a foreclosure from a tax deed?
I’d suggest picking up the book “Profit by Investing in Real Estate Tax Liens” by Loftis. It’s cheap <$15 and has just about all the info you need to get started. It even has detailed info about each state and commonwealths.
Edit: You can find some good bargains, especially in those states that provide the best ROI (like Texas), but I’ve found the competition to be pretty stiff. Loftis mentions ways to leverage yourself in these instances in his book.
I have never attended his paid seminars. Got enought out of the free ones to figure out what to do. Before John Beck went and started doing infomercials, he had some very good books, a step by step in certain states which I bought. Just a matter of going to the courthouse site and researching the dos and donts there.
