I have a motivated buyer that wanting to purchase this property but the house is listed by a realtor and my buyer was not approved by the bank because of her credit score. She has the money for the DN payment to get the house.
My question is what do i say to the realtor to get the owners of the property to work with me to sell their house to me, so i can in turn sell it to my client…
Can your motivated buyer actually buy the house? I don’t see any money for you to get here. What realtors are going to want to see is the same thing you should want to see…the money. If she doesn’t have cash or credit how are you going to get paid?
You make a valid point. Is their any way I can get the house under contract or control it without buying it myself, maybe a lease to own with the owner then sublease to my buyer? If my buyer prove to me that they have the cash, how can I make money from this…? She just need time to get their credit score where it needs to be.
just my 2 cents…my first purchase was a duplex and a triplex from the same owner. I had $100.00 (one-hundred dollars) deposit for each property. I made a full price offer, which was more than the propertys were worth, but it was 2004 and things were different. I didn’t even have money for the inspections, so he had to wait for closing and the seller paid ALL closing costs. anything is possible…100% mortgage
