Talk direct to seller?

I hear investors say they talk to the sellers about the property, improvements that may have been done, ask to see schedule E, etc. When you are buying through a real estate agent, do you call/meet directly with seller when you are wanting info regarding property or do you go through your real estate agent and ask questions?

In this area, a good agent will go between the buyer and the seller. Ideally, the buyer and the seller should never really talk. If you have a question, relay it to agent and he’s supposed to get your answer. If they cut corners, then you may end up talking directly to the seller. It’s probably better for the buyer to be able to talk to the seller and worse for the seller to talk to the buyer. The seller may end up weaking his position by just giving out too much information.

If you’re using an agent, they represent you and will ask questions on your behalf. I don’t think there is a law against speaking directly with the seller, but it’s not normal in my area if agents are involved.

Buyers and sellers sometimes talk when the closing is complete.
