Taking some action on Friday

In the past few weeks since starting at this forum Ive been swamped with stuff to do. Most of my real estate progress in those weeks has been reading. But I have a day off this Friday. Actually I have a job interview on Friday but that’s all on the schedule.

So I’m listening to some folks at this board and going to spend that day looking for real estate.

Im looking for a mobile home.

Planning to start the morning looking for them on Craigslist and writing down numbers to call. Then Im going out there to investigate further.

Also I have three mobile home parks nearby and I am going to just walk the parks and observe the units, and say hi to people if i can

Any tips for how to stir up a deal?

Is door knocking the same thing with mobile homes as it is houses?

Looking forward to a day off and just looking at properties

Also I have some business cards and fliers for We Buy Houses with my phone number on there

Is it okay to leave We Buy Houses cards on the doors of mobile homes?

I know you should not put anything in peoples mailboxes…

Am I mostly looking to wholesale a mobile unit?

I have zero cash, so I suppose my efforts are more like a wholesaler or bird dogger for established investors

I have enough people to call if I happen upon a deal

…are there more distressed mobile home owners then distressed home owners?

Today I started my morning by reading chapter one in a book about mobile home investing. Theres so much to learn.

Then i checked satelite maps on google, and located five mobile home parks near me. Not too shabby.

I drove to one park. Just driving slowly and just looking at the units getting a feel for mobile home culture. It was a nicer maintained park. Did not see any units for sale. Some units needed power washing of roofs… (Idea: Buy a power washer? Mail them a letter for power washing services? Get a couple callbacks? Schmooze with the locals?)

Then i went and job interviewed at a big box store. Hopefully i can get a corporate hourly job with better stability.

Now i am going to check out another mobile home park. Its larger and has a wider variety of unit sizes. There are probably some clunkers in there! I am looking for junky mobile homes that have for sale by owner signage…

I need to learn how to estimate repairs for mobile units. Need to learn how to calculate after repair values, im clueless

But if i see any deals later today i know a couple experienced investors to call and see if we can work out a deal together somehow getting me in on a piece of the action

My Action Friday yeilded nothing.

Two other big parks I visited were gated so i was unsble to enter them but from the road it looked like some juicy deals are in there, some real clunkers

I have not seen any For Sale signs on mobile units yet

This week i will complete reading a big book about mobile home investing

Then next Friday its another day and i will be better equipped for pursuing some mobile home deals
