Switching Property Managers

I’ve had it with my property manager, and am about ready to fire them.

What is involved with switching property managers? Will I need to make any changes to the leases? This is a first for me…

I have the same question, but, mine is not
Rented so I have no obligations, hard part
Is telling them, and them not trying to railroad me…

Depends on the contract you have with them. Many PMs will expect their 10% or whatever they are getting for a tenant they put in the house even if you switch to another company. When I switched PM companies, I waited until the tenant’s lease was almost up then gave the PM company 1 month’s notice and had them give the tenant the same. One of the reasons I dumped them was because the tenant wasn’t great and turned out to be a “friend” of someone in the company. It was worth it to start fresh with a new company.

the home is vacant. Never been rented yet…

They said we just need to send them written notice.

The reason for switching is they have not been competent, in my opinion.

They called me midweek, told me our home had been vandalized -

==front door kicked in, and that they would call back after they inspected the property.

I told them to get a police report and board up the front door. They agreed…

3 hours later, they call with great news!

Not our home after all.

So, I tell them please put on some lights and leave a radio on in the house…

They reply, " Your home has no blinds"

We installed blinds last year in this home.

That was the last straw, if they do not know what is going on, forget it.

I have found a potential new company to sign up with.

I hope they will provide more professional services, as, there were other things this company did
like advertising our home with the incorrect address.

I have to say it makes me happy to see these other companies screw up
;D It gets me new accounts. PM is my area is crazy! I have come across the same guy twice stealing rents from my new clients. Both are filing complaints. Two other new clients were also both taken advantage of (stealing, high expenses).

If anyone has questions feel free to ask me, I have seen a lot so far. My motto is this, “I represent your property and your property represents me”.

If both ends are not 100% professional we shouldn’t work together. Yes year contracts make me and my business look better but they also allow the crappy PM company to rip you off! ALL contracts should have a clause allowing either party to end the relationship with 10-30 days notice.

This way I work hard every month to ensure you stay on as my client.

Also consider starting off at a lower % and having PM company work there way up. Only allow a percentage of first months rent for filling vacancies, not a % as long as the lease is in effect.

Well, I have found a new PM company, but, I am reluctant to go forward due to the problems withthe former pm.

But, our 2nd home is out of state and 5 hours driving, 1.5 hours flying away.
And, we want some more tax write offs (0 dependents)

The one I found is in good standing with BBB, not sure if that means anything.

They seem to be a great company, should I call the references they provided??? Or, just dive in. All I have to lose is more time that it is left vacant…

I have learned the hard way that a BBB recommendation is useless.

Well they refused to manage our home!

Back to square one, but, I found 4 more leads…

Just to follow up with this. I told our property manager that he’s made too many mistakes, and it’s in the best interest of our business to go forward without him. He saw this cming, and didn’t charge me anything. We have now hired our new property manager and couldn’t be happier. After less than a week, they have filled our vacancy with a quality tennant.

We did not have to make any changes to the leases, and the new property manager contacted all of the tenants to let them know the about the switch.

Well, tomorrow we sign up with another (2nd time) mgmnt company.
I hope they find us some good tenants!!! :wink:
