Subdivision costs & difficulties

Hello,

I recently acquired a very large lot with enough excess footage to be subdivided. Before I attempt to begin the process, I would like to know the potential costs I will encounter. This property is in a populated area already close to water and utilities so I am not concerned with this. I have already checked the city zoning requirements for size of lot and both lots will meet minimum requirements with plenty of extra space.

If anybody can give me a ballpark estimate as to the costs of a potential subdivision, it would be greatly appreciated. At the present, I am not looking to build on this lot. I am only looking to subdivide to sell the newly created emply lot. Also, does anyone know if I will require an architect, or have to present myself in front of a city council?

Hi,

You can get a civil engineering firm to handle the whole subdividing process! You will pay anywhere between $7500 and $10,000 per lot in todays dollars.

The civil engineering firm will take into consideration the set backs, lot lines and utility clearance when plotting the lot’s and will theoretically place a position for a buildable pad (Blue Line) position for placing a home!

It will not require an architect unless this property sits within a master planned development where home elevations, exterior finishes and style are reviewed for compliance as a requirement in order to subdivide the lot?

The civil engineering firm will handle the whole thing so you will not have to appear for anything unless you just want to sit in and listen at a city council meeting!

Ask your local civil engineering firm about there time line in your state and county?
Also ask whether you will be required to furnish a Environmental Impact Report? And if this property is septic field for sewer, whether a perk test will be required for each lot?
