Sub2 process

Can anyone explain the process?


Short version

Seller deeds the house to you.
Seller owns the loan but you own the house
You get sellers payment book and send in morgage payment each month.

There are also insurance, trust, Do on sale clauses and CYA disclosure that are involved. But it will take to much time to expain.
