Sub2 & Pre4Closures (Newbie ?)

I am halfway thru John’s Sub 2 Class (good insight) and I get the jist of the process. As far as marketing to Pre4Closure candidates can anyone confirm or deny that this is a viable source for leads…I know the typical deal revolves around a loan or property with little to no equity, a motivated seller, and at least 1-2 profit centers… I’m relatively new at this but I would think pre-foreclosure candidates fall right into the niche I’m trying to be in… Just want to gauge successes of pre-foreclosures vs traditional leads that sub 2 people have been historically closing… The more feedback the better and feel free to be candid…I printed up 5000 postcards and honestly I want to make sure every single one I send, is going to someone who can see a benefit in calling me…Thanks

Pre-foreclosures are good candidates but EVERYONE goes after them for various reasons or another (rehabs, flips, sub to’s, etc.)

I prefer to do things that others are not going…like targeting 1-2 year old loans/houses.

You can try bandit signs too.

Give everything a try (in moderation, just to test first).
