sub2 mentors?

Hi all;
Hope everyone had a great New Year! I am in central Ohio and looking to do some sub 2 deals. I am curious to see if this is still a viable option given the widespread drops in equity, and what the risk would be 1-2 years or more down the road, as rates will likely increase thus increasing the risk of lenders calling loans due (due on sale). I saw a post here about a BofA loan calling one due and worry that this will become more prevalent.

I have not done these deals yet but have educated myself on the process. Still a little nervous about it with all the legalities, etc. Any suggestions as to where I can find some experienced sub 2 guys/gals out there who would be interested in “mentoring” me on a deal if we split the profits or I pay some kind of consultation fee? Thanks!
