and I would like to get some contacts for mortage brokers that can get do loan for clients with poor to fair credit ratings. Alot of my client have the income but their lack of credit and down payment money is holding them back form buying.
So if anyone can give me some contacts that CAN work with bad credit and will allow down payment assitance programs PLease

With HUD here in San Diego. Your city should have down payment assistance program. Ask those person who there are approved with.
Most any quality broker will have access to these programs and the knowledge to help your clients obtain the best possible financing.
Poor credit and no money down?
FHA combined with a DPA grant would be a better alternative to any offer a subprime lender could offer.
