I will be buying properties Sub 2 with a partner. We will form an LLC and place property into a Land Trust. My question is, will the LLC be the Beneficiary with a third party being the trustee? or? Also, can an LLC be used for multiple properties?

Yes I would use the LLC as the beneficiary and 3rd party as the trustee. You may need to check with your state laws as to who can be a trustee, for example in Texas a trustee has to be a natural person not a legal entity.
You can hold as many properties in your LLC’s name as you like.
Is this a Gatten PAC Trust set up? You may need a real estate license to sell the property to an end buyer.
