If I were to pay cash for a parcel of land already listed through a realtor, is there a minimum period of time between agreement and settlement?

You need to have enough time for the Title Co to do a title search. Depending on the company and your relationship with them, it might be as little as 3 days, but I would count on more like 1 week.
