I bought it and now I am listening. My main question is - what is typical after a sub 2 if you do not wish to hold and rent out. Do you sell it, renovate it ? What is the typical progression of things, Also what prevents the buyer from selling a sub 2? Do I need a premission of the original seller?

There isn’t a typical scenario as Sub2 is simply an acquisition technique, similar to new loan, installment sale, etc. What you do for an exit will be based on your gameplan and the numbers.

Yes, you can buy rehabs Sub2. You can buy keepers Sub2.

Sub2 is a good method for buying, but not a good method for selling as you lose control of the ability to keep promises made to the seller. I have sold a property I bought Sub2 the same way to another investor, but it was done with the seller’s written permission. Generally, it’s not a good idea.
