can someone please help me ? I would like to know as a newbie whats the deal with using an established name like yousell.com or 1800houses or one of these against going it alone do they charge a fee and is it worth it

Those type of companies help you by giving you a brand image and a way to capture leads. There are all different ranges in prices. I’ve seen from $500 setup $49/month up to $2000/month. The price usually is relfective on what you are getting as far as support, advertising outlets, etc.

No matter which one you choose, they will (or should) tell you that you also need to expect to spend 1,000’s of dollars a month in advertising to get people to call or go to the web site.

Bottom line - Do they work? Yes! But you need to be able to put money towards their subscription fees plus advertising. Also, as a newbie you better know how to negotiate and respond to the motivated sellers that start calling. Part of that is knowing your buying strategy (assigning contracts, buying and rehabbing, taking over sub2, etc)

In my market, Homevestors is big. I don’t want to pay the huge money for a franchise and then pay royalties to them. Instead, I piggybacked their marketing and made all of my signs/postcards using their color scheme.
