Strategy citique

I was hoping for some feedback on a strategy I have in mind for finding wholesale deals to assign. Any and all comments would be appreciated

Step 1: Search Appraisal district for real estate investment companies that own property and determine which zip codes are most prevalent, what types of properties they own i.e. appraised value, sq. ft, condition

Step 2: Search those zip codes for properties owned by an estate holder, i.e “estate of John Smith”

step 3: cross reference the Tax assesor to see if there are any unpaid prop. taxes. If so find and track down the heir to see if they would be willing to sell.

It seems tedious, but with the internet and the records available online in my county, it really is a quick process.

Step one: Build your list. Collect all need information.

Step two: Get sellers to contact you with homes for sale. (creative marketing) Get it very low, and make sure you numbers are right. Tie it up with a one page contract and 10 bucks.

Step three: Tell all your buyers about the good news.

Step four: Let your title company or attorney handle the rest while you sit back and collect your check.

Step five: Do it again tomorrow.
