Can anybody direct me to a source that would tell statistics for past fair market rents? I know what they are currently in my area, but just wanted to get an idea of what they have done in the past. My area is Ft Worth, TX if it matters. Thanks.

I would think you could get info from a realtor, landlord association or a property management group. Possibly the Star-Telegram has back issues on-line or the library has them on microfiche and you could look at past want ads.

Travis, I’m an invester in Chicago and I have generally used the FMR listed on the link below to assess rents and potential cashflow…Now these rates are based on Section 8 tenants and it lists the $$$ they will pay based on town and bedroom count. The 2nd link focuses exclusively on Texas and if you fish around on there it should be a spot for year over year changes…Hope this helps
