my plan is to build up a buyers list of people who are looking to rent to own, once i find out how much money they have to put down and after i have a mortgage broker run their credit i will then start looking for houses for them. my question is what are the main questions that i need to ask from this tenant buyer, what are some rules i should go buy?
Sounds like what a Realtor does. Waste time chasing after tire kickers with champagne tastes and a beer budget. And even if one of these prospects pans out, then you have to go out and find them exactly the house they want. Which you’ll never do because they think you’re their personal buyer and will be fussy as hell.
I suggest you find the deal first, lock it up, then market it aggressively. The buyers will come if the deal is good.
