How do you feel about renting to people on SSP??
I need some advice because this will be my first rental and I am a little nervous about renting to ppl on SSP but most of the people calling for the house seem to either be on SSP or section 8…
Could you tell me more about these programs? :help

It stand for State Supplementary Payment which is a federal funded program for disabled or blind people or for senior citizens 65 or older.
The federal program that provides income for aged, blind and disabled with little or no income is called SSI (Supplemental Security Income). Since it is a Federal program is would not be a “state supplementary payment”. This might be a different payment.
I think that SSI can be considered a very stable source of income, because it is for long-term disabilities. It takes a while to get approved , but most of the time it is a long-term benefit. For example one of my tenants received somewhere around $700 for a couple of her kids, this income was like clockwork. So even though sometimes her husband wouldn’t work, she always has this income and her job to pay the rent.
Section 8 is altogether different, to me these clients are long-term poverty of the whole family. You usually have absent or long-term unemployed fathers. I have never rented to Section 8 tenants, just because it has not worked out, but if I found a family that I liked I would be willing to rent to them. If your housing is low income housing it might be the best rentals you have because the government pays you the rent, but from what I have seen it will also have its own problems, such as criminal activity, etc.

Social Service Program (SSP)
My house has been vacant for two months now and I am getting worried… Most of the people that want it are all either on SSP or section 8 but I dont know enough about these programs and Lord knows I dont need anymore headaches… :rolleyes
My landlord’s insurance will be cancel on the 26th due to the house been vacant. I seriously need to get somebody in there!

Section 8 or SSP are just devices to pay you your rent. Your house has to qualify for the program. Everything in working order and all state specific rules followed. For example in Texas there must be a deadbolt on the exterior door that has a hand lock on the inside and no key on the outside. One thing to bear in mind is that you still have to screen the applicants. Just because they have a voucher doesn’t mean that you have to take them. Voucher or no voucher you don’t want to rent to somebody that has torn up a rental in the past. Also make sure your house matches up with the voucher, for example if the voucher is for a 3 bedroom and your house is a 4 bedroom you will only be paid for the 3 bedroom.
